New Friends Colony sits in South-East Delhi, bounded by the Ring Road to the north and east. Its location is a key part of its appeal — Noida, Ghaziabad, and Faridabad are all accessible without navigating through the city, making it the preferred address for industrialists with operations in the eastern and southern corridors. Sukhdev Vihar metro station (Magenta Line) is the nearest, approximately 10–15 minutes on foot from parts of the colony. Ashram metro station (Pink Line) is also close at roughly 1.1 km.

What New Friends Colony is

New Friends Colony came up in the 1970s as a cooperative housing society — one of the few South Delhi colonies built that way. A businessman named Ram Lal Jaggi bought land from Gujjar villagers and the society allotted plots to members at 50 paise per square yard. The original buyers were a mix of armed forces officers, senior professionals, and businessmen. The colony is divided into four blocks: A, B, C, and D.

By the 1980s, NFC had become one of Delhi's most coveted addresses. Together with Friends Colony and Maharani Bagh, the stretch was colloquially called Delhi's "Marine Drive" — the Yamuna ran alongside, and many homes had river views. The Ring Road and embankment works through the 1970s–80s progressively cut the colony off from the floodplain, and NFC became landlocked.

The dominant plot size is 500 sq yd, with a smaller number of 300 sq yd plots — distinct from neighbouring Friends Colony, where 800–1,000 sq yd plots are the norm. Roads are wide, density is still low, and a significant number of original bungalows remain standing — which keeps parking manageable compared to more developed colonies.

D Block is the most sought-after. It sits adjacent to Maharani Bagh and Friends Colony East, and commands a 30–40% premium over A, B, and C blocks. Within D Block, the section behind the Mata Mandir is somewhat lower in value than the rest — still above A, B, C, but not at the top of the D Block range.

A, B, and C blocks are broadly similar in pricing, with one important exception: plots on the periphery adjacent to villages are significantly cheaper than interior plots. Multiple villages touch the outer edges of these three blocks, and the discount is meaningful — buyers should inspect the immediate surroundings carefully before committing.

For several years, NFC was one of the slowest markets in South Delhi. The reason was structural: the government circle rate was set significantly above the actual market price, making transactions difficult. As market prices have risen and converged with circle rates — D Block has now crossed circle rate — that barrier has dissolved. The market has picked up noticeably in 2025 and is now moderate-paced. This is a colony in transition: supply is surfacing, buyers are engaging, and pricing is finding its level.

Originally leasehold. Conversion to freehold is possible and should be factored into the transaction budget. No ASI or heritage restrictions — new construction is permitted.

Primarily business families, with a strong contingent of industrialists — particularly those with operations in Noida, Ghaziabad, and Faridabad, all of which are easily accessible from NFC via the Ring Road and Outer Ring Road. HNIs, NRIs, senior professionals, and senior bureaucrats also buy here.

Families with children appreciate the proximity to Noida's international schools, which are within a reasonable commute — a draw that distinguishes NFC from colonies further west. The large plot sizes (mostly 500 sq yd) mean the entry point is substantial, which naturally filters the buyer profile toward serious, well-capitalised buyers.

D Block commands the strongest demand — its adjacency to Maharani Bagh and Friends Colony East gives it a different character from the rest of NFC. Buyers targeting D Block should be prepared for a meaningful premium and limited supply.

NFC is a colony in transition. The circle rate overhang that suppressed transactions for several years has largely resolved — D Block has crossed circle rate, and A, B, C blocks are converging. This means the structural friction that kept sellers on the sidelines is gone, and the market is now moving.

For sellers, the key variables are block location, proximity to village periphery, and construction quality. Interior plots in A, B, C blocks command a clear premium over periphery plots adjacent to villages. D Block is in a different pricing tier entirely.
