The popularity of basement and ground-floor triplexes in South Delhi reflects a genuine shift in how buyers in this segment think about living space. Often compared to traditional kothis or bungalows, these units offer privacy, expansive floor areas, and a level of personalisation that is difficult to achieve on a single floor.

A basement and ground floor triplex typically includes area on the stilt level as well, combined with the rest of the space to create a substantially larger home than a standalone floor. The covered area nearly doubles relative to a single floor, and the configuration allows for flexibility that simply is not possible when constrained to a single level.

Unlike terraces, which are subject to seasonal limitations, basement and ground-floor spaces are usable year-round. Builders in South Delhi have introduced sunken lawns and strategically placed cutouts that bring natural light and airflow into basement levels, making them far more liveable than the word suggests. Ceiling heights of 12 to 14 feet in these units add considerably to the sense of space.

Many homeowners choose to place all bedrooms on the ground floor, which allows for larger, more comfortable sleeping spaces. The basement can serve as a home office, library, entertainment room, gym, or staff quarters — the configuration depends entirely on how the family chooses to use it. Double-height areas, when the stilt and basement levels are combined, can create ceiling heights approaching 20 feet in certain parts of the home, which gives the space a character that cannot be replicated in a standard floor.
