The real estate
sector in India has immense potential. However, builders, brokers, buyers, and sellers face challenges not due to a lack of business but because of the absence of a solid framework and standard systems. Expectations are still low, as if we’re stuck in a bygone era, even though the amounts involved in transactions have grown significantly. The service and facilities, unfortunately, haven’t kept up.
A major stumbling block is the lack of training and education among brokers and other real estate professionals. Even those who want to add value often find themselves unable to do so. The actions of a few bad actors can tarnish the reputation of the entire industry. How can we address incompetence without proper training? Why is there no demand for higher standards and training? You wouldn’t trust an unqualified pilot to fly you, an unskilled surgeon to operate on you, or an inept lawyer to fight your case. So why accept anything less from brokers and builders?
Some brokers are working hard to add value, even if it’s not always visible. Larger companies often pretend to add value but end up offering little more than a sense of prestige.
What the industry needs is a good salesperson, an efficient coordinator (between lawyers, CAs, Vastu experts, architects, etc.), and a reliable counselor to ease client anxieties. A good salesperson should focus on solving the client’s problems by recommending suitable properties and ensuring a smooth transaction. This isn’t about pushy sales tactics; it’s about genuinely helping clients. These skills can be taught easily, although practicing them requires dedication. I’ve considered starting a school for brokers to address this need, but perhaps that will come later when I can give back even more to the community.
Until then, always demand high standards from your brokers and builders. You’ll get better results if you insist on quality.
