IS YOUR PROPERTY REALLY READY FOR A SITE VISIT? A CHECKLIST FROM A PRO By Ashutosh Bhogra

A site visit is your property’s first impression—and in South Delhi’s competitive market, first impressions decide everything. I’ve seen buyers walk in and decide “no” within 60 seconds. Not because the property was bad, but because it wasn’t presented right.

If you’re serious about selling your home, you need to prepare it the right way before any buyer walks in. Here’s a simple, practical checklist I use with my sellers to make sure every visit counts.

1. DECLUTTER, CLEAN, AND MAKE IT FEEL SPACIOUS

Buyers want to imagine their life in your home—not feel overwhelmed by yours. Too much furniture, open drawers, shoes lying around, or used towels in bathrooms can instantly create a negative vibe.

My Tip:

  • Remove unnecessary furniture and personal items
  • Clear tabletops, shelves, and counters
  • Ensure all rooms are clean, well-lit, and smell fresh

2. SWITCH ON ALL LIGHTS, OPEN ALL CURTAINS

A well-lit home feels bigger, warmer, and more positive. Natural light is a major factor in decision-making—and a dark home immediately feels less appealing.

My Tip:
Before the visit, open curtains, turn on all lights (including bathroom and balcony), and replace any fused bulbs.

3. BATHROOMS AND KITCHENS MUST BE SPOTLESS

These two areas silently say a lot about how the house has been maintained. Buyers will always take a second look at them.

My Tip:

  • Remove used toiletries, wet towels, and cleaning products
  • Keep bathroom floors dry and clean
  • Kitchen counters should be clear, and the sink spotless

4. FIX THE SMALL THINGS

That loose door handle, dripping tap, noisy fan, or broken wardrobe latch? The buyer notices it all—even if they don’t say it.

My Tip:
Spend a few thousand rupees fixing minor issues before you show the property. These little things send a big message: “This house is cared for.

5. MAKE THE ENTRANCE INVITING

Before they enter the living room, buyers form their first opinion at your main gate or front door. Dirty staircases, garbage, or dark entryways kill energy instantly.

My Tip:
Clean the entrance, stairway, lift area, and keep the main door polished or freshly painted if needed.

6. STEP OUT DURING THE VISIT (IF POSSIBLE)

I know it sounds strange, but when owners hover during site visits, it makes buyers uncomfortable. They hesitate to speak openly, take their time, or explore freely.

My Tip:
If you trust your broker, let them handle the visit alone. If you must be home, give the buyer space and avoid over-explaining.

7. HAVE THE PAPERWORK READY

Sometimes buyers are interested but delay taking action because they’re unsure about ownership or documentation.

My Tip:
Keep a copy of the title documents, floor plan, and registry ready to share if needed. It builds confidence and shows you’re prepared.

FINAL THOUGHTS

Your home may be beautiful, well-located, and fairly priced—but if it doesn’t “feel right” during a site visit, buyers won’t bite. Selling property in South Delhi isn’t just about features—it’s about presentation.
