South Delhi Builder Floor Prices, 2023 to 2026: Sixteen Colonies, and Why We Will Not Rank Them

Builder floors across sixteen South Delhi colonies are up 71% since 2023. Why a colony's number tells you what came up for sale, not how good the colony is.

We have published four years of price movement for sixteen South Delhi colonies. Percentages only, no rates, from our own first-hand work in this market.

The short version. Builder floors across these sixteen colonies are up 71% since 2023. About 18% a year. 22% in the last twelve months alone. Every single colony is up, somewhere between 56% and 84%. Not one of them fell.

That is the part people will screenshot. This piece is about what they should not do with it.

We are not going to rank them

You could take our table, sort it by the last column, and produce a league table of South Delhi. It would be shareable, and it would be wrong, and I would rather explain that now than argue about it later.

A colony's number tells you what came up for sale

In many of these colonies — and in the best pockets of the larger ones — a whole year of the market is three or four sales. You already know this, because when you ask what a colony is worth, somebody tells you about one house. In a market this thin, that one house is not an anecdote. It is a large share of the data.

So the figure moves when the supply changes, not when the colony changes. Three from our own sixteen.

Anand Lok is up 13% in the last twelve months, the smallest number in the set. It is also one of the fastest-selling colonies we track. Both are true for the same reason. It is small, almost no house comes up to be pulled down and rebuilt, and when one does the floors are sold at booking — before they are built. They never reach the open market at all. A figure built on that little movement moves slowly. Two or three sales next year and it could read 25%. Nothing about Anand Lok will have changed.

Greater Kailash 1 is up 56% since 2023, the lowest of the sixteen, and it has the steadiest line in the whole set — almost every quarter higher than the one before, no dip, no jump. The level is explained by what sold. Most of what came to market recently sat in E block, where rates are lower. B and C sit higher, and so do R and S with their wider roads. It is not really a Greater Kailash 1 number. It is a number about which streets changed hands.

Vasant Vihar climbed steadily for two years, sat flat for three quarters, then jumped. That is a supply cycle, and it repeats. A lot became available at once, so rates went flat — plenty of choice, nothing pushing the price. Then all of it sold. Then very little was left, and what remained moved up sharply.

Read those three together and the point is hard to miss. A low number can mean a colony nobody leaves. A high number can mean a run of good houses happened to change hands. Neither tells you where to buy.

So what is it for

Three things.

The direction, over four years rather than over a quarter. Sixteen colonies, none of them down, across a period that included a national slowdown. That finding does not rest on any single sale.

Your own colony's line, on its own page. If you have owned in one of these sixteen since 2023 and have not had a valuation since, the gap between the number in your head and the number on that page is the useful thing.

And the shape. Prices here move in steps, not a slope — long quiet stretches, then a reset. If you have been waiting for a soft patch to buy into, the chart shows what the last four years of waiting cost.

How we count

Only new single builder floors. No whole houses, no duplexes, no old floors. A 300-square-yard floor is compared only with other 300-square-yard floors in the same colony. Corner, park-facing and main-road floors are pulled back to an average position before anything is compared. Prices are grouped by quarter.

Percentages, never rates. A rate depends on the street, the floor and the paperwork, so a rate belongs in a meeting.
