Prestige And Speed Are Different Columns

We assess the South Delhi colonies we cover on two separate things — how expensive they are, and how quickly they actually sell. People assume those are the same line. They are not.

There are two questions to ask about a South Delhi colony: what does it cost, and how long does it take to sell? Almost everybody asks the first. Almost nobody asks the second until they need the answer, at which point it is too late to act on it.

Grey Beard's internal market review scores the colonies we cover on both separately. Those proprietary assessments are not a public survey or a government ranking; they are a way of testing whether price and exit speed diverge.

Velocity can peak one rung below the top

The most expensive colonies are not necessarily the fastest-moving ones. At the very top, there may be enough buyers to establish a price but not always enough to create a queue. One rung down, a deeper buyer pool can produce more competitive bidding and faster closings.

This is why prestige and speed should be treated as two columns, not one. A family buying for a thirty-year hold can choose the colony it wants to live in. A family that may need to sell inside five years should also ask about the depth and rhythm of the buyer pool.

Circle rate does not tell you selling speed

A circle-rate category is an administrative classification used in property valuation for stamp-duty and registration purposes. It is not a quality or desirability rating, and it does not by itself tell you how long a property may sit on the market. The official 2014 schedule set minimum valuation rates for this purpose; a category should be checked for the specific address, not copied from a press article.

The point is not a single colony’s letter. Administrative rate bands and selling speed answer different questions: a lower-rate address can have strong buyer depth, while a higher-rate address can still have a more measured buyer pool.

What we do not publish

We do not publish the full internal colony table. It is the accumulated output of two decades in one market. What we will do is explain where a specific colony sits, and why, when somebody is deciding about that colony.
