The headline number for South Delhi floors in the April–June quarter is a large one. The more useful finding is that the same tracker reversed its own direction in a single quarter — which tells you something about the data that the level does not.

Our last full market report covered mid-2025. This one picks up the thread, and the honest headline is that direction has not changed while the composition has.
Golden Growth Fund tracks independent-floor prices across South Delhi colonies, and Business Standard reported its April–June quarter figures on 11 August 2026.

The sentence that must travel with those numbers is Business Standard’s own: they are market estimates rather than registered transaction prices. An estimate is a read of a range across colonies and floors. A registered price is what the parties signed and paid duty on. Use these figures for direction, not to price a specific floor.
One quarter earlier, the same fund had the mid band running ahead, at 23 to 32 per cent compared with 14 to 22 for the upper band. By the April–June print, that order had flipped. In a thin market, the average is exposed to which particular properties happened to change hands. A small number of large floors can move a band.
The practical conclusion is to read direction over years rather than treat a single quarter as a complete signal.
The fund uses its own Category A and Category B segments for this tracking. Those are not government circle-rate categories. They serve different purposes and should not be conflated.
Supply remains constrained by the plot-by-plot redevelopment mechanism. Unlike high-rise markets, independent-floor supply in these established neighbourhoods cannot be expanded quickly. Anarock's Q2 2026 NCR launch and sales figures are useful regional context, but they do not measure plotted South Delhi floors.
Resale floors with clean documentation remain an important part of this market. The difference between well-documented and merely adequate files is increasingly important to buyers, who often decide earlier whether a property is worth working through.
This is not a forecast. It is a source-qualified market reading and a reminder that a city average is not a colony, and a colony average is not a specific property.
