There is little vacant land in South Delhi's established core colonies. New floors typically arrive one plot at a time, through the redevelopment of existing homes — a fact that explains more about this market than any price series.

Most residential markets have a supply pipeline you can inspect. Land is acquired, projects are launched, units are counted, inventory is tracked and absorption is reported quarterly. South Delhi's established plotted colonies work differently.
A family owns a house built when the colony was young. The land is the asset; the building has aged. They may enter a collaboration, the old house comes down, and a stilt and floors above are built within the approvals available for that plot. Some floors are sold and the family may retain one.
That is the pipeline: three or four units at a time, on a timetable set by one family’s circumstances. The exact configuration and permissions remain plot-specific.
There is no single launch calendar for these floors and no developer-held stock equivalent to a large tower project. A floor may become available when an owner decides, and it may not reach an open portal at all. That is why a portal search can be an incomplete picture of what is becoming available.
Golden Growth Fund estimated redevelopment potential across 42 South Delhi colonies at roughly 18,500 plots and around ₹6.5 lakh crore. This is a fund’s estimate of potential, not a census of what will happen or a schedule of what is available. It describes a stock of older houses, not the timing of any individual redevelopment.
For contrast, Anarock reported 11,205 NCR housing launches and 13,365 sales in Q2 2026. Those are regional, predominantly high-rise market figures; they should not be read as a supply statistic for plotted South Delhi floors.
The supply signal that matters in this market is often not published. It is knowledge of which owners are considering a redevelopment or sale. That is why market relationships and property-specific work matter more here than a generic inventory feed.
