How we count

Every figure comes from our own first-hand work in the South Delhi market, 2023 to today. Only new single builder floors count: no whole houses, no duplexes, no old floors. A 300 square yard floor is compared only with other 300 square yard floors in the same colony, a 500 only with other 500s. Prices of main-road floors, park-facing floors and corner plots are adjusted to the price of an average location before they are compared. Basement-and-ground and third-floor-with-terrace prices are brought to a first-floor level.

Prices are grouped by quarter. A colony's line is the middle of how each of its plot sizes moved. The South Delhi line is the middle of all colonies.

These are average prices for a colony. A park-facing or corner floor costs more; a main-road floor costs less, and some main roads and some pockets bring prices down a lot. Some great locations go well above the colony's usual price. A pocket can also drop for a while when too much is on offer or a big construction blocks it, and the opposite happens too. We cannot promise that a deal will happen at these levels; markets vary.
