Selling from abroad
- You live abroad and own a house or a floor in Delhi
- The home came to you by a will, or you share it with family
- You want to sell without many trips to India
- You want the whole sale paid through the bank
Grey Beard works on South Delhi houses and floors of ₹10 crore and above, every rupee through the bank.
How we sell for owners abroad: Selling from abroad.
The ten steps
Papers. Price. Buyer. Flight.

01
The older deeds
A buyer's lawyer asks for every deed, back to the first owner.

02
The will, and the family's no-objection
A will alone is not enough. Each other heir signs a registered no-objection.

03
Your share of the land
A buyer wants your share of the land written, as a number.

04
The everyday papers
What a buyer will ask for. Given in one go, it builds trust.

05
The price
Go by what similar homes actually sold for, not what a neighbour says.

06
A buyer who pays by bank
The full price through the bank. Such a sale never comes back years later.

07
The power of attorney
Notarised and apostilled where you sign, then stamped in Delhi.

08
Tax held back by the buyer
12.5% plus surcharge plus cess: 14.95% of the whole price. Less with a certificate.

09
The money, back to you abroad
Into your NRO account first, then abroad: up to USD 1 million a year.

10
One flight, to close
If the papers are done, one visit is enough.
The guide has the rest — what to do at each step, how long each one takes, and five common mistakes.
