Vaastu meets luxury: blending belief with modern design

A significant proportion of buyers I work with raise Vaastu Shastra in our first serious conversation about a property. For some, it is a genuine belief system that shapes which properties they will and will not consider. For others, it is a background concern — they may not observe it strictly themselves, but they know their parents or spouse will want a Vaastu opinion before any final decision is made. Either way, understanding how Vaastu intersects with the South Delhi builder floor market is useful for any serious buyer.

The core Vaastu considerations that most buyers care about: an east or north-east facing entrance is considered the most auspicious. In a builder floor context, this means the main entrance to the individual floor — the door through which you enter the unit from the landing. Properties with east or north-east facing main entrances command a meaningful preference among Vaastu-conscious buyers, which is a substantial portion of the South Delhi market.

The placement of the kitchen, master bedroom, and puja room are the next most commonly discussed elements. A puja room in the north-east of the home, a kitchen in the south-east, and a master bedroom in the south-west are the classic recommendations. Modern floor plans rarely optimise for all of these simultaneously, and the degree to which buyers prioritise compliance varies considerably.

South-west corner plots are considered Vaastu-positive for ownership, which is one reason why certain corner properties in a colony are preferred by a subset of buyers. This preference affects pricing in some micro-markets more than others.

The practical implication for buyers: a Vaastu assessment by a credible practitioner should be done on your shortlisted property, not on every property you visit. Many buyers use Vaastu as a way to create a decisive reason for or against a property they were already leaning toward. That is a reasonable way to use it in a complex decision.

Modern architects in South Delhi have become reasonably adept at designing builder floors that satisfy the primary Vaastu requirements — particularly east-facing entrances and north-east puja placements — without compromising layout efficiency. For buyers who require Vaastu compliance, it is increasingly achievable in well-designed new construction. And for sellers, a property that already meets the principal Vaastu criteria has a broader natural buyer pool.
