Circle Rate vs Market Rate

The circle rate is the government's minimum valuation for registration. In most South Delhi colonies, the actual market rate is significantly higher. Stamp duty is calculated on whichever is higher.

Land Right

In a builder floor, each owner holds a proportionate share of the land. The land right percentage determines how much of the land value is attributed to that floor for circle rate purposes.

When to Use This

Use this to estimate stamp duty and registration costs before a transaction. For NRI sellers, the circle rate also affects TDS calculations. Always verify with your legal advisor before finalising.
