Most of an NRI transaction can be done without flying in. What cannot be rushed is the paperwork: a power of attorney takes weeks to sign abroad and stamp in Delhi, and the certificate that lowers the buyer's TDS can only be applied for after the agreement to sell, and then takes weeks. Start the first early, be ready for the second, and move every rupee through a bank.

Distance — You cannot be present for viewings, negotiations, or the registration. Every step requires someone trustworthy on the ground. TDS complexity — The buyer must deduct TDS on the full sale value under Section 195 — not just on the capital gain. FEMA compliance — Repatriating sale proceeds requires specific documentation and account structures. Documentation — Title searches, mutation records, and a review of how ownership has travelled must be correct. Trust — Most NRIs rely on a family member or a broker they have never met in person.
